·         This study case involves a contract over the selling and purchasing of land. In most instances, under the statute of frauds, there is a requirement to memorialize a contract in writing or rather, having a signed agreement between parties involved in the contract. But in this study case, there is an oral agreement between Tim the land buyer and Mary Ann the property seller. Tim makes improvements to the property, pays taxes and makes payments on purchase price. But Mary Ann refuses to produce the property deed to Tim. Is this contract enforceable?
